1. Terms of purchase
*** Availability and rate :
On the 2 first condiminiums, there are only a few lands left. Prices are from 110 000€ - 350 000€ for an area from 2700m2 up to 4700m2. On the condominium of "A garden in Bahia", lands for now will be at the same rate. The introductory price is € 64,000 for a 1000m2 lot. Notary fees and registration tax + municipal transmission (ITBI) = approximately 5%. *** Loans: It is better to borrow in Europe, because in Brazil the interest rates are prohibitive. Many of our co-owners have borrowed in their country at 4.5 -5% to buy their land or to build their house ..... that valued so far at a rate of 15% per year (due to the actual economic situation it's around 10% ) *** Taxes: The annual property taxes are insignificant in our region, around 350 € per year. The authorities in Bahia wants to promote the arrival of foreigners (and knowing that one of the conditions for success is in fact a attractive system). No rental tax. A foreigner may well be the owner in Brazil, and he receives automatically, if he wants, a temporary visa and then a permanent visa depending on his investments. The only fees or taxes that you will pay, at the time of purchase, it's the registration fees at the notary, land registration at the town and lawer (about 5% of the value of the land).
2. Building a house
It occurs when you decide it. You need to count 500 to 600 EU/m2 for a house depending on the project, the finitions and the equipment to install.
For a building with "luxury" finitions (solid wood, granite, ceramics and sanitary quality, split air-conditioning in rooms, Jacuzzis in every suite, solar energy ... etc), it will cost about 600 EU / m2. Delivery time = 6 to 12 months depending on the project.
For the remaining lands in the first condominium and in the "Field of Corals", houses can reach a maximum of 450m2 on 2 floors. For "A garden in Bahia", projects have already been preconceived by our architects, thus saving you the expenses incurred by them, for houses 100m2, 125m2 and 160m2 ( 2 floors). However we are open to your ideas and tastes and we adapt to them and your budget.
The property values climbing rapidly in the region, including through the opening of large hotel complex, you can spread your investment by purchasing the land first ( for "A garden in Bahia" , and costs € 64,000 to 1000m2), and we will build your home later, when your budget will allow it or when you wish it. Thus you garanty the part of the investment most likely to increase and you will pay the difference later when we will build your home, equipped and furnished.
Stages of construction:
As with any construction, it is necessary to meet a number of steps each of which will be certified technically and administratively.
