- What are the differences between the 3 residential condominiums?
All of them stretch over of 5 to 6 hectares. However on the first two, lands are divided into 2700m2 (one of them goes up to 4700m2) while our last one “a garden in Bahia”, that will be eco-friendlier with 92% of green (grass, coconut trees, orchards) and 8% of construction, is divided into lands of 1000m2. The infrastructure is almost the same in all of them : swimming pool, jacuzzi, clubhouse, etc… but the first one has besides a tennis court, the second has got its facilities along the beach and the last one offers 2 shops, 1 gallery, 1 cafeteria (day) / pizzeria (night) open to the residents of 3 condos (still waiting of the approval by the municipality for the last 2).
-Is there someone on spot responsible for general maintenance?
A team of 3 persons 6 days/ week, security 7/7 and our legal, administrative and leisure assistance.
-As for maintenance inside houses, can co-owners take someone from time to time while they are abroad or is it already included in the condo charges?
This service is not included in the condo charges as some people want it and some others don’t. But we are glad to recommend you people we trust to come cleaning and ventilating your house daily, weekly or even occasionally.
- Is there a supermarket nearby, or should we go to Porto Seguro? And what about health services?
There is everything you need in small towns or villages in the area ... for example in less than 700m, in the fishing village of Guaiu: supermarket, bakery, fishmonger, pharmacy store, building materials shops, simple but delicious restaurants, health care center with a doctor…Large supermarkets, banks, post offices, hospitals can be found in Cabralia (40,000 inhabitants, 17 km), Belmonte (35,000 inhabitants, 33 km) and Porto Seguro (100,000 inhabitants, 37 km). Some supermarkets offer delivery service to our condominiums in less than 2 hours.
As for health services, there is a clinic with a doctor in the villages nearby, Guaiu (700m), Santo Antonio (5km), Santo André (15km) and hospitals in Santa Cruz de Cabralia (17km), Belmonte and of course Porto Seguro. A doctor may also come up to our condominios in case of emergency.
- What are the security measures on spot?
Although our region is very safe and without any problems so far, each of our private condos count doormen (day) and guards (night) 7/7, 24h/ 24h. They are managed by a local policeman and his assistant, who patrol on motorcycles outside and inside condos at any hour, day and night on weekdays and Sundays.
The gated communities are surrounded by a wall of 1.80 m, except on the beach side, where there is a simple fence, to not prevent the laying of sea turtles.
-Is there any possibility of building a pousada or a guest house?
The only land which makes possible this project is located near the beach and extends over 4700m2. It would be ideal for a high level guest house that could accommodate future residents of the condos before signing, their visitors after the signing, Brazilian or foreign tourists and even people from the region. It would actually be a good idea as well to includes a gastronomic restaurant, Brazilians really enjoy foreign culture and it would surely be a success. Besides, the owners of the guest house could potentially manage rental houses of our condos or even of the surroundings. - What about the landscape? In front: the sea, what about behind condos? Hill ? Forests? It depends ... sometimes centenarian coconut trees, other times the hills behind the village, or a palm trees wood…
